The narrow six-story townhouse will have five bedrooms

A narrow yet massive new single family townhouse in the Flatiron District received the seal of approval from the city’s Landmarks Preservation Commission this week, YIMBY reports.

Set to rise at 34 West 21st Street, the property is located within the Ladies’ Mile Historic District. Plans for the megamansion haven’t changed all that much since we first encountered them a couple of years ago. The Karl Fischer-designed building is a bit more modest now if anything with a six-story home planned instead of seven.

Plans presented to the LPC this week called for five bedrooms, a penthouse section at the top, a single-car garage on the ground level, and a sauna. The exteriors will be done up in limestone and black painted metal.

The LPC’s decision wasn’t unanimous by any means. Three commissioners voted against the project, according to YIMBY, and expressed concerns that it was out of context with the neighborhood and that the architect should further consider the buildings around the proposed project in their design.

The Historic Districts Council felt it was odd that the building didn’t have ground floor retail and felt it was unprecedented to have a single family house along Ladies’ Mile that too with a drive-in garage on the ground floor.

The lot the megamansion is proposed for currently sits vacant. It was once home to a garage, and a four-story building before that. The garage was demolished in 2007 for a similar proposal, but the developers never followed through and the land has sat vacant since.
