Ideal Properties has launched sales at 169LEX, a new development on Bedford-Stuyvesant’s Lexington Avenue between Franklin and Bedford avenues. The building, designed by prolific outer-borough architect Gerald J. Caliendo, has four condos available for just a hair under the $1 million mark.

All four condos come with two bedrooms and two bathrooms. Unit #1, the priciest of the lot at $999,000, is also the largest at 1,415 square feet. That apartment also comes with an additional cellar space and a private, 900-square-foot backyard decked out with built-in benches and planters, stone pavers and a grassy lawn. Units #2, #3 and #4, priced between $850,000 and $890,000, are sized at 896 square feet and offer similar floor plans.

As for the finishes, kitchens come with “quartz waterfall countertops” and “white matte and espresso walnut cabinetry” as well as stainless steel appliances and glass backsplashes. The master bathrooms have porcelain and glass tiles, deep soaking tubs and chrome fixtures. Each unit also comes with central heating and cooling, a laundry closet, and white oak hardwood flooring.

The new building, designed with a stucco and Ipe wood facade, doesn’t offer too much in the way of amenities. The biggest perk is a shared, paved roof deck lined with a modern glass railing. Although the location isn’t bad, sandwiched between the two main drags of Clinton Hill and Bed-Stuy, residents have an underwhelming transportation option in the form of the G train.
