There’s something very You’ve Got Mail about this adorable studio on West 73rd Street: The co-op is situated on the third floor of a walk-up townhouse built in 1882, though recent renovations to the (albeit tiny) kitchen and bathroom make the old-school details seem even more quaint.
While the brokerbabble touts the layout as “exceptional,” there isn’t all that much square footage to warrant the extreme praise. Still, 10-foot ceilings and three large picture windows give the small space an airy feel, and a slightly sunken living room helps differentiate it from the connected dining area. One long, exposed brick wall and stained oak floors round out the pre-war highlights and add plenty of character.
Other amenities include a super, in-building laundry, and the availability of an intercom system. And what the apartment lacks in size it certainly tries to make up for in location: it’s minutes to Central Park, the Beacon Theatre, and other Upper West Side institutions. The maintenance fees are a $973 a month, and the co-op allows for pets, pied-à-terres, and guarantors—the latter being a likely draw for millennials with especially generous parents.
