The oft-contested development is closer to becoming a reality
After years of fighting between developers and community members (not to mention lawsuits), the housing at Brooklyn Bridge Park’s Pier 6 is taking a big step forward. YIMBY reports that plans for the two residential towers that will rise on the site have been filed with the Department of Buildings, with ODA New York as the architect of record (of course).
Those plans reflect recent changes that the team behind the towers (ODA, developers RAL Development Services and Oliver’s Realty Group, and the Brooklyn Bridge Park Corporation) made to the development, which were revealed over the summer. There will be a total of 266 apartments between the two buildings. The smaller of the two, located at 15 Bridge Park Drive, will rise 16 stories and have 140 apartments; the larger, at 50 Bridge Park Drive, will cover 30 stories and have 126 apartments. (They will rise 155 and 315 feet, respectively.)
In keeping with the most recent changes, 15 Bridge Park Drive will have 100 affordable apartments and 40 market-rate ones; the plans call for anywhere from 10 to 13 units per floor, along with a tenants’ lounge, bike storage, fitness center, and playroom. Meanwhile, 50 Bridge Park Drive will be entirely market-rate, and will have larger apartments (with three to five per floor), and amenities like a fitness center, lounge, conference rooms, a “dog-washing room,” and 63 spots for bike parking.
Originally, the buildings would have been taller and had more than 300 apartments, but the development team changed course over the summer in response to community concerns. That doesn’t mean neighborhood NIMBYs are happy with the new plans, though; when they were approved over the summer, residents shouted “shame” and “outrage” at the BBPC board members voting on the development.
But assuming all goes according to plan, construction on the development should begin sometime within the next nine to 12 months.
