The brokerbabble for this charming East 1st Street studio reads like the agent threw up her hands, looked around, and said, “Well, it’s on the top floor, at least.” Potential buyers are reminded of “wonderful light,” thanks to a skylight, and the “delicious peace” guaranteed without anyone clomping around overhead. (That’s after you walk up the four flights of stairs, of course.)

The alcove studio is plenty charming, though, with enough space for a bed in the loft-like space. Another draw for the apartment, which wants $620,000, is the location. Which is fantastic, given the proximity to the music venues, boutiques, cafes, restaurants, and classic East Village haunts—the ones that are left, anyway.

The home was built in 1900, and while the listing doesn’t note any issues, it does apparently need some work to shine it up to its “true potential.” From what we can tell, the hardwood floors look decent, but the kitchen appliances could use an update. A fresh coat of paint in the living area would also help.

The common charges and taxes are set at a reasonably low $416 and $71, respectively, so what you’ll save on common charges, you may want to invest in renovations.
