The townhouse on West 11th Street could become a huge single-family home with a starchitect-approved renovation

The sprawling five-story townhouse at 269 West 11th Street is back, and the brokerbabble still refers to it as a “mansion in the making.” The Greek Revival home, built in 1836, first appeared on the market in 2014; at the time, it was asking only $22.5 million, but it’s since gotten a $3.5 million increase.

The listing also touts the fact that “plans are approved for a spectacular renovation by an award winning architect”—namely Annabelle Selldorf Architects, whose plans to alter the building did, indeed, get Landmarks Preservation Commission approval earlier this year. According to the listing, Selldorf’s changes could increase the home’s footprint by a whopping 20 percent.

But as it currently stands, the $26 million house still has plenty going for it: It’s configured as a multi-family home, with two modern units connected by a somewhat vintage staircase. There are high ceilings, several fireplaces, at least ten bathrooms, a patio, a private roof deck, and a very lush backyard.
